Time & Place was founded by Tim Price, bringing to life a vision for a boutique development company grounded in design intelligence and commercial rigour. With the support of friend and Studio Director Debra Low Choy, the foundations of the business were established. Following Deb’s untimely passing in 2017, the team introduced an annual ‘Deb Day’ — marking the company’s founding and honouring her enduring contribution to its culture and ethos.
Nick Paciocco and Evan Papadopoulos joined the growing team, contributing deep expertise across mixed-use, residential and commercial project management. Their early impact was realised through Victoria One and No. 1 Lachlan. A Sydney office was established, expanding Time & Place’s geographic footprint beyond Melbourne.
An established relationship with fellow developer Golden Age underpinned a series of significant projects including Victoria One, Collins House, Opera, Sky One, No. 1 Lachlan, The Harrington Collection, Park One, Sky Garden, Essence Double Bay and Ace Hotel.en, Essence Double Bay and the Ace Hotel.
Architect Edward Pearse and Director Chris O’Keefe joined the business, strengthening its design and commercial capability. Edward’s architectural vision and planning expertise shaped projects from inception through delivery, while Chris’ background in large-scale commercial and retail development led to the formation of Time & Place's industrial land interest — broadening the company’s focus into the commercial sector.
Recognising emerging demand within the industrial market, Time & Place acquired Williams Point and The Junction in Laverton — marking its first foray into industrial land subdivision. A strategic partnership with MaxCap provided capital certainty, enabling disciplined expansion into what has since become a core growth sector.
2018 marked a defining year for Time & Place in Sydney. Park One launched with 300 residences secured within three hours, demonstrating strong market confidence in the company’s design-led approach.
The Harrington Collection was introduced at The Rocks — one of Sydney’s most significant harbourfront residential offerings, overlooking the Opera House and Harbour Bridge, and representing one of the longest-running development opportunities within the historic precinct.
Following an international hospitality research trip to New York and South Beach Miami, a relationship was established with Ace Hotel, laying the foundations for the delivery of Ace Hotel Sydney and signalling a strategic expansion into lifestyle-led hospitality.
The year also marked a significant milestone, with over $1 billion in projects delivered to market — reflecting the growing scale and capability of the business.
A rare vacant site in Melbourne’s CBD was secured — the future home of The Queensbridge Building. During the planning phase, the site was activated as Underpark: a temporary, design-led cultural installation featuring a basketball court artwork by Kamilaroi artist Reko Rennie. The activation embedded the brand within the cultural fabric of the city and signalled a broader ambition for integrated, community-focused precincts.
Joint ventures with partners including Woolworths, V-Leader and Hickory expanded the pipeline across Glen Iris, South Melbourne and Southbank. Collaborations with leading architects such as Cox Architecture, Carr and Fraser & Partners reinforced Time & Place’s commitment to people-centred design and contemporary urban living.
Furthering our development capability Luana Melis joins Time & Place as General Counsel and Company Secretary, setting up the in-house legal function.
Major acquisitions included a site in Alexandria, NSW — delivering a commercial project in partnership with Hickory and Qualitas and 16,000m² of office space. The Northcote Plaza site was also secured, positioning Time & Place to deliver one of Australia’s largest Build to Rent developments integrated with refreshed retail offerings.
Industrial projects in Williamstown and Laverton reached completion and settlement, reinforcing Time & Place’s expanding presence within the industrial sector.
During the year, the business surpassed $4 billion in active projects — reflecting the scale of the diversified portfolio across residential, commercial and industrial sectors, and marking a significant milestone in the company’s continued growth
2022 marked a year of expansion and progression across sectors. The acquisition of the historic Hotel Lindrum signalled a deeper commitment to boutique office, while a partnership with Corsair Investment on Alphington Village strengthened the residential platform within established community settings.
In May, Ace Hotel Sydney opened its doors — marking the brand’s first hotel in Australia and the Southern Hemisphere. Time & Place proudly oversaw the delivery of the project, bringing a globally recognised lifestyle hospitality brand into the local market.
Key planning milestones were also achieved, with permit approvals secured for Bourke and Bowden in Alexandria and The Queensbridge Building and Northcote Plaza in Melbourne — advancing several of the company’s most significant mixed-use and commercial projects toward delivery.
During the year, Time & Place partnered with Broadsheet Media as a category-exclusive foundation partner for the launch of its Home & Lifestyle vertical, reinforcing the brand’s alignment with design, culture and contemporary living.
Victoria Hill launched in Camberwell, defined by understated character, craftsmanship and enduring materiality — presenting a refined expression of the modern home.
Plans were submitted to Melbourne City Council for the transformation of Hotel Lindrum, reimagining the historic asset as a landmark-grade commercial building that both respects and celebrates its heritage fabric.
In Sydney, Time & Place lodged plans for a collection of boutique homes in Manly — a coastal neighbourhood long admired by the team — designed with a focus on comfort, scale and connection to place.
During the year, a partnership with Collections by TFE Hotels was announced, confirming that Hannah St. Hotel would form part of The Queensbridge Building precinct, with an anticipated opening in late 2025. The announcement reinforced the company’s commitment to integrated, mixed-use destinations that combine living, working and hospitality.
As focus shifted from planning to delivery, Two Tides Manly launched to strong acclaim and embraced the local community. Victoria Hill welcomed residents to their new homes in Camberwell.
Kapitol Group was appointed builder for the much-loved Lindrum project, enabling works to commence.
Bourke and Bowden achieved practical completion as an award-winning future workplace precinct with a high calibre roster of tenants like Mobilia and Soak Bathhouse secured before completion.
Time & Place marked its 10-year anniversary, reflecting a decade of disciplined growth across residential, commercial, industrial and hospitality sectors.
The Queensbridge Building reached practical completion, with settlements commencing across the precinct. Hannah St Hotel opened, establishing a new benchmark for integrated precinct hospitality and signalling the continued evolution of our mixed-use approach.
Park Modern launched, a premium residential address overlooking the Botanical Gardens and the final remaining Parkside site of its kind.
